Step 1 – Refer the Matter
When a landlord client requires possession, simply:
- call us directly, or
- introduce the client to us via email
We will take an initial overview of the situation and identify the appropriate next steps.
Step 2 – Case Assessment
We will, upon instruction, at agent specific rates, review the circumstances of the tenancy and assess whether a ground for possession is available.
At this stage we will:
- identify the most appropriate ground
- advise on the correct approach
- outline the process and costs
This ensures the matter is approached correctly from the outset.
Step 3 – Notice Preparation and Service
Once instructed, we will:
- prepare the appropriate Section 8 notice
- ensure it is properly drafted and compliant
- arrange for service
This removes the burden from the agent and ensures the notice is handled correctly.
Step 4 – Progressing the Matter
If the tenant does not leave, we can continue to:
- issue possession proceedings
- manage the court process
- address any defences or counterclaims
- arrange enforcement where required
We provide a complete, end-to-end service through to recovery of possession.
